Tenants Fees and Costs

 

In order to rent a property the tenant is required to pay:

 

 

Security deposit is payable prior to commencement of the tenancy and is equivalent to five weeks rent, to be held against any damage and dilapidation that may occur during the tenancy over general wear and tear according to the inventory.

 

All deposits are held in a clients account under the government authorised Tenancy Deposit Protection Scheme My Deposits.

 

One calendar months rent is payable in advance for each tenancy prior to commencement of the tenancy (monthly rent worked out as the weekly rent multiplied by fifty-two and divided by twelve)

 

 

Reference is carried out by an independent third party (at no cost to the Tennant). 

 

Tenants are responsible for paying utility bills, telephone, and council tax where applicable.

 

In order to draw the Assured Shorthold Tenancy Agreement we require:

 

  • References for all tenants from their current employer and previous landlord
  • Copy of a valid passport or photo id
  • Non-UK or EU nationals will be required to provide a valid photo passport showing the right of residency for identification purposes.
  • Proof of present address i.e. a utility bill or bank statement dating back not more than 3 months.

The above paperwork, along with the deposit and one month rent in advance, is required before signing the contract and the money must be in clear funds - cash or bank transfer.  Cheques will only be accepted up to 14 days before the start of the tenancy.

Landlords Costs and Fees

 

Introduction of Tenant 

 

- 10% of the negotiated rental for the entire term of the tenancy.

 

 

Rent collection and property management 

 

- Additional 2.5% of the total rent collected.

 

 

Deposit protection registration fee 

 

- £15.00 payable by the landlord at the start of the tenancy.

 

 

Gas safety check 

 

- £50.00 plus the cost of the gas safety check

 

 

Fixed electrical test 

 

- £60.00 plus cost of the certificate of compliance with the Building Regulations

 

 

EPC fee 

 

- £75.00 plus VAT (£75.00 inclusive of VAT) plus the cost of the EPC certificate

 

 

Tenancy agreement fee 

 

- £100.00 payable by the landlord

 

 

Tenancy renewal agency fee 

 

- £50.00 payable by the landlord
